At an 8 cap, every $1 of annual NOI is worth $12.50 of building value. I renegotiated one lease by $325 a month and moved utilities off my books. That single conversation created roughly $50K of value. The income statement IS the building.

Overanalyzing is procrastination with a spreadsheet. I have made more on imperfect buildings with great terms than I ever would have made waiting for a perfect one. The perfect deal is usually just the one you actually close.

Contract for deed gets a bad name from people who never recorded a memorandum. Record it and your interest is public, protected, and refinanceable later. I controlled $1.6M of real estate on a CFD. The paperwork cost $127 to record.

A seller once let me apply my entire $55K down payment to whichever one of his 7 properties I chose. I stacked it on a $75K house, refinanced it at $130K, and had the down payment back in months. Ask for the structure. The worst answer you get is no.

The first deal with any seller is an audition. Close on time, pay on time, do exactly what you said. My first deal with one seller took $75K down. My fourth took $2,745 out of pocket. Trust compounds faster than money.
