@maelan_sdmr @Aubermark We can track 85%. This number didn't change since Kaz came. I included that number already, plus 20% contract failure. But still why didn't the listings pick up in April/may/June already?
@Aubermark @maelan_sdmr This is true, recently it picked up. But still Opendoor seems to need much longer to list than Zillow if the mass of the homes start to go online by now. That time difference between Zillow ans and Opendoor is what I do not understand.

@maelan_sdmr @Aubermark But why are the listings still only at 250 in average 5,5 months after starting to add 500 contracts weekly since mid Feb. if they need just 1-3 months for Zillow to be set online? I'd expect more like 400-500 listings instead. As we averaged around 550 contracts in March/april
@Aubermark Still there is the big ~50% gap between contracts and sales 5,5 months after we started averaging around 500 contracts a week mid Feb. I know there other selling channels, repairs etc but if Zillow can list the homes after 1-3 months why don't we see much higher list numbers too?

@Aubermark Yes it varies a lot and it's much better to wait a bit for it to settle down. Like this week for example we already have 43 returns in just two days. I just learned to not post the fresh weekly numbers here euphoric like an idiot as it misleads a lot to the upside.

🚨🚨 $OPEN the best is yet to come! We're in the weakest buying period and still bought 635 homeslast week, 50% above the trend. If this continues we will buy around 1000-1200 homes in October-December. They will then be sold in Q2 2027 which will be huge! -> 30$ stock 🚀🚀
