Watch out for "Leaseback" agreements with the builder, as it relates to your HST Rebates. If you have a leaseback agreement in place with the builder, it is very likely that CRA will reject your HST Rebate application.

To claim HST New Residential Rental Property Rebate, you must have bought the property from a builder and have rented it out on a long-term residential lease. The tenants must be the first occupants of the place. If you move in first, you will be disqualified by CRA.

If buying a #pre-construction property for personal use with two people on Title, everyone has to live there afterwards. If only one person lives there and the other doesn't, you will be disqualified from #NewHousingRebate by CRA.
