I’ve seen enough of Steve Sarkisian at the helm of the Texas Longhorns.

Mortgage rates more likely to hit 9% before they hit 5% The buyers who take advantage of that will be sitting pretty 3 years from now. Just ask those who bought in 2023 when rates were 8%.

Housing doomers tell you the market is going to crash every single year. They always forget to mention that since 1950, US home prices have gone down in 7 of those years. Must be nice to be that wrong every year and never face any consequences.

Mortgage rates hit 7.5% and people are freaking out. Short memory. In 2023 rates hit 8%. Median home price was $350K. Now it's $425K. Bought then and refinanced at 6% this year? About $1,900/mo P&I. Buy today? About $2,700. That's the real cost of waiting in Chicagoland.

It's amazing what a 0.75% rate bump does to buyer confidence. Inspection items matter more. Appraisal issues get bigger. What buyers let slide disappears. Want to sell fast and for top dollar? Price so the payment matches what it was at 6.5%.

Home buyers get a lot more skittish when there’s a 7 in front of their mortgage rate. Be mindful of that when you list your home for sale. Overpricing your listing has more severe financial consequences as rates get higher. You have one chance to price it right.

Inherited a home that you need to sell? Here are the 3 factors that matter: 1. Price 2. Condition 3. Location The fourth is properly marketing all of the above. The easiest of the 3 to control is price. Nail that, and the other 2 don’t matter. It’s that simple.

If an agent sits down with you at a listing appointment after Labor Day says they’re going to have an open house Sunday from 12-3pm, send them packing. It’s Football season and Chicago is a football city. Nobody is coming to that open house. Your agent doesn’t know ball.

You’re much more likely to sell your home in the Chi suburbs for 550k if your price it at 500k if you price it at 575k. It just takes an experienced, no fluff agent to have that hard convo with you at the listing appointment. Saves you time and $

If you had the best real estate photographer/videographer, the best home stager, the best Realtor, and unlimited money for ads none of it would matter if you were priced too high. If you price it right in the Chicago suburbs market it’s impossible to leave money on the table.

It’s not “the market” it’s the “marketing.” Need to sell your home? 80% of your marketing is the price. You could market your home to 10 million people and if it’s priced incorrectly it won’t sell. You’re just telling 10 million people that your home is overpriced.

Your home selling in 3 days with multiple offers. Or sitting for 120 days with price cuts. The difference is the hard conversation your agent was afraid to have at the listing appointment. Comfort kills. Tough conversations get you paid.

You can spend 3 months and $40K chasing a higher sale price. Or you can price lower, sell it as-is and land at the same a NET today. One of these has a lot less stress attached.

Getting a home appraisal before you list is a waste of $500. An appraisal is one person’s opinion of value. Market value is what a buyer is willing to pay. Appraisers don’t sell homes. A free broker price opinion from a skilled agent always beats a $500 appraisal.

Before 2020, 14% of Chicagoland residents worked from home. By 2025, it hit 46%. That one number redrew the whole map of where people live. Suburbs that felt too far are suddenly doable. And the pricing has followed. That’s why the market in the burbs has been so intense.

Prepping to sell? Don't type "questions to ask a realtor" into ChatGPT. Just ask your agent two things: What price gets my home top dollar in its current condition, and what's your fee? The rest is just noise. There. Just saved you hours of pain and suffering.
