@rippercatcher @justlookinMT @BarryRoland19 You can do short term leverage plays with capped downside I suppose, but it’s really just gambling. Margin is a great way to get wrecked, RE downsides are limited. Also gambling on stocks is just kind of lame. Don’t you want to build something?

@rippercatcher @justlookinMT @BarryRoland19 The benefit of RE is easy leverage and tax advantages. Buying stocks with borrowed money is way riskier than RE. 1M in stock pays 40k a year at 10% growth. 1M in an 8 cap pays 80k, plus many other benefits.

@justlookinMT @BarryRoland19 No one buys real estate in “cash.” He likely put down 20-30%, and financed the rest. He depreciated, wrote off interest, and rolled the proceeds to another deal in a 1031. He also had to fix some shit. My kid’s college fund is a building, not a 529.
