The biggest challenge for new investors is not knowing what they are looking for. You need to have a plan, a goal, and a vision. Once you have a goal, you can create a plan. For example, if your goal is to own 10 rental properties free and clear, then you first need to figure out where those properties will be located. We call that your target market. Then you need to know the type of property you are looking for. Let’s say it’s 3-bedroom, 2-bathroom homes. Does your target market have enough supply of what you are looking for? The next step is to understand what type of house you will buy and how much you will be willing to pay. Are you looking for major rehabs—houses that need new roofs, air conditioning, and a complete interior renovation? Or are you looking for cosmetic fixer-uppers—houses that have a good roof and good air conditioning but just need some updating? If your goal is the buy, repair, rent, and refinance strategy, then you are better off finding houses that need as little work as possible. Cosmetic fixers, where you plan on renting out the house, can be renovated for as little as $10,000 (or less). These are the types of houses that make perfect buy, repair, rent, refinance properties—especially if you plan on renting to Section 8 tenants. So when you know the type of house you are looking for, you have a goal. With that goal, you can have the vision of owning 10 rentals. Then you can take action steps to make that vision and goal a reality. But you need to know the price you will buy at, and you need to understand ARV, comparable sales, and repair estimates in order to calculate the maximum amount you are willing to pay. Now you have a plan. At this point, you can start looking at wholesaler deals and the MLS to learn your market and practice. If you see a deal that works, you can make an offer. Before you do this make sure you set up your motivated seller website so that you look credible and professional. It will take 6 to 12 months to start getting a steady flow of sellers who are looking to sell. In 2022, more than one million people moved to Florida. Why? Because people hate snow, love sunshine, and don't like paying state income taxes. The largest sources of domestic migration into Florida are New York, New Jersey, Pennsylvania, and Massachusetts. International migration is even greater, with the largest influx coming from Cuba, Venezuela, Colombia, Haiti, Brazil, Mexico, and Argentina. All of these new residents need somewhere to live. If you're wealthy like Jeff Bezos or Ken Griffin, you can afford Fisher Island or Brickell. But the average person or family moving to Florida cannot. In fact, many cannot afford to live anywhere in the tri-county area of Miami-Dade, Broward, or Palm Beach County. If you're a family earning a household income of $70,000 to $80,000 a year, you're going to look for a more affordable place to live. You're going to seek out a safe community, good schools, and a great place to raise a family—the kind of neighborhood that represents Middle America and the heart of the middle class. This is what I specialize in: understanding where people move and why. The formula isn't complicated. Follow job growth and population growth. This data is readily available. People are being priced out of expensive markets like Miami. They're moving to Port St. Lucie, Palm Bay, the Treasure Coast, and the Space Coast. In the Tampa area, people are being priced out and moving to Pasco County and Lakeland. In the Orlando area, they're moving to Osceola County, Polk County, and Haines City. Interestingly, the population of Miami-Dade County is actually declining. The real question is: where are those people going? I just told you. That's where you should be investing. That's the path of growth. Buy single-family rentals in markets where the population is growing, jobs are being created, and demand for housing continues to increase.

Our student Dale purchased his first rental property for less than 50 percent of fair market value! This house is a $195k house that was purchased for just $94k. That purchase price is less than 50% of its Market Value (ARV). I was the lender on this transaction (which is one of the major advantages of being in my coaching program). I loaned Dale $80k of my own money to buy this house (I only lend my personal money to coaching students). How did he find this property?...... Dale found this property by mailing postcards to a list of motivated sellers. I teach my students how to do this at the Wholesaling Real Estate Boot Camp. This seller was extremely motivated to sell and was in a bad situation. His partner had moved into an assisted living facility, and they owned the house free and clear but desperately needed the money from the sale of the house. This is a textbook example of a motivated distressed seller. Dale purchased the property with a private lender hard money loan (from me). He then spent $12k making the house rent ready. He repainted the house inside and out, remodeled the bathroom, and cleaned up the terrazzo floors. When the house was ready to rent, he advertised the house for rent and rented it to a Section 8 tenant. After the tenant moved in, he contacted a mortgage broker to refinance the private lender loan. The house appraised for $195k, which is $101k higher than what he paid for it. If you deduct the 12k in repairs, that is $89k profit. Deduct the points, fees, closing costs of around 9k, and that is a profit of $80k on one house (from a postcard). With the appraisal, he was able to refinance the mortgage into a conventional mortgage at a much lower interest rate. This is called the BRRR Method, which stands for Buy, Repair, Rent, and Refinance. I teach this strategy at the Buying Rentals and Building Wealth Boot Camp. To be able to implement the BRRR Method, all you need is A Pulse (be alive and have a pulse) A Job (have a paycheck and proof of employment) A Minimum Fico Credit Score of 620 If you are reading this, there is a good chance you have all three (we know you have the first one!) After refinancing, Dale has a rental property worth 195k with a mortgage of 135k. That is 60k in equity. On top of that, he has cash flow of almost $700 a month. And with this BRRR strategy, he can buy as many rentals as he wants! You can’t afford not to learn how to implement this BRRR Method for yourself! These companies spend millions on demographic research before they commit to a location. Palm Bay is one of Florida’s faster-growing cities. Watching where chains like Wawa, Starbucks, LA Fitness, Costco, Chick-fil-A, and Publix choose to build is a good way to spot population growth trends. These companies spend millions on demographic research before they commit to a location. Palm Bay is one of Florida’s faster-growing cities, and for this reason it’s worth paying attention to. Palm Bay’s population has grown from about 120,000 in 2020 to over 150,000 today according to recent estimates. That’s a very strong growth rate for a city of its size. There is still a lot of buildable land in Palm Bay (unlike many coastal Florida cities that are mostly built out). Palm Bay has a huge amount of undeveloped land. That allows for large master-planned communities and for builders to plan for thousands of new homes. The Space Coast is only one hour from Orlando and is also home to one of the fastest growing industries in the U.S. (space and military defense). Palm Bay isn’t just benefiting from tourism and retirees like many other Florida markets. It has a genuine fast growing high-tech employment base (which is important for job growth and population growth). L3Harris Technologies, Northrop Grumman, Lockheed Martin, Boeing, Embraer, NASA and contractors around Kennedy Space Center, Space Launch Delta 45 - The United States Space Force, Elon Musk' s SpaceX (which just went public yesterday), Jeff Bezos’s Blue Origin (Nasa Artemis Program, Amazon Project Kuiper). In general, the broader launch ecosystem on the Space Coast where Elon Musk wants to launch 100,000 Satellites into Space for Star link alone will be booming and will become a massive employer. Yesterday’s IPO was the largest IPO ever in history and it’s going to be creating jobs at SpaceX. Those people are going to need to live somewhere. Putting Data AI Centers into space (the goal of both Bezos and Musk) will be a massive growth technology area and where Space X will be deploying its capital from yesterday’s IPO. Orbital AI data centers, AI Satellites will be a massively growing new technology. Space offers continuous solar power (without nighttime), no competition for land, potentially easier heat rejection through large radiators, and a clear path to scaling AI beyond terrestrial power-grid limits. And this will all be done by launching these rockets and satellites from the Space Coast. What makes Palm Bay interesting is that many engineers and defense employees who work in Melbourne, at the Kennedy Space Center, or at Cape Canaveral choose to live in Palm Bay because housing is cheaper and more affordable for them and their family. There is more room for new development of homes. That’s one reason builders keep adding subdivisions. They know that the population will continue growing, the jobs will continue growing, and because of affordability, people will keep moving to Palm Bay.

🏠 Let’s talk about Section 8 rental properties. One of the biggest benefits with Section 8 rental properties is that they cash flow very well relative to their purchase price. The reason for this is that their purchase price is low relative to the rents that they produce. 💰 One of the biggest benefits is the guaranteed rent that is paid by the government. Section 8 pays based on the number of rooms that a house has. The more rooms, the more rent you can get. If you find a 4-bedroom house in a lower income neighborhood, you can get very high cash flow with Section 8 relative to the purchase price. 📈 This makes Section 8 rentals ideal for new real estate investors who need cash flow. If you are buying rental properties at 50 cents on the dollar, they make perfect candidates for the Buy, Repair, Rent, and Refinance strategy (BRRR Method). 🔑 The key is to buy them cheap. I started out in Section 8, and it’s a very good way to start out building your rental portfolio and increasing your wealth. Our students Joe and Esther had been searching everywhere for the right Airbnb deal in Miami.
