Hate to break it to you…but the standard first adjustment on virtually all Fixed Period ARMS is NOT just 1%…it’s subject to the full life of loan cap of 5%…and THEN, no more than 1% per year after that. That does not mean it will go up the full 5% cap (unless rates go up a ton more from here), but in current state of rates it most certainly would go up more than 1% at that first adjustment.

Covid: 9 trillion in newly printed stimulus money and ZIRP by the Fed certainly factored into and was primary driver of this. Trump Tariff War: completely unnecessary war of words in the midst of a strong market, not really surprising the recovery (although, the continuation was indeed surprising). Iran conflict: driven by fomo of the above recovery and continuation. Does it stick? Is it legit? Does it have same result/continuation? Time will tell. All of this to say, that since the first event...the irrationality of markets has exacerbated. What used to be normal good YEARS, now happens in 10 days. AND, the Up.Only.Always.Forever. (UOAF) mindset of today's traders is befuddling and a primary driver of said moves. Markets have tripled+ since just 2020...and most thought the world was coming to an end just 10 days ago when a mere 10% off highs despite that fact. lol
