Today we begin looking at the Capricorn unit trusts, starting with the Capricorn Bond Fund, managed by Capricorn Asset Management (Pty) Ltd, part of the @GroupCapricorn Limited. This is a general bond fund, launched in 2010 and large at just over N$2 billion. Its job is to give you exposure to the Namibian and South African bond market, built for investors with a medium-term frame who want a high level of current income alongside capital preservation. In practice it is essentially a portfolio of Namibian government debt with a South African slice, and its risk is marked moderate. It pays income four times a year. The performance tells a genuinely interesting story. Over the past year the fund returned 15.77%, a strong number by any measure. But its benchmark, the BEASSA All Bond Index, returned 21.48%, so it trailed by nearly six percentage points. Over three years it returned 16.18% a year against the benchmark's 17.81%, so it lagged there too. Yet stretch out to five years and it returned 13.52% against 12.38%, ahead of its benchmark. And since inception it has done 10.32% against 9.49%, comfortably ahead. Two important notes on these figures. First, they are quoted gross of fees, meaning before costs are deducted. With a total expense ratio of 1.10%, what you actually take home is lower than what is shown. Always check whether a fund's returns are gross or net before you judge them. Second, its worst twelve-month period on record was a loss of 5.45%. A bond fund can and does lose money over a year. That is the trade-off for the higher returns it can produce, and it is why this is not a home for money you might need in a hurry. If you are planning to open a unit trust in Namibia, here are the documents that may be required. This differs from case to case and from provider to provider, but these are what they will most likely ask you for. Proof of identity. A Namibian ID or passport. Foreign nationals will need a valid passport along with a copy of their relevant permit. Proof of physical address, dated less than three months old. This can be a utility account such as water, electricity, rates and taxes, or a telephone account, or a retailer account like a clothing, pharmacy, or doctor's account, provided it shows your name and current address. Some providers will also ask for proof of income, such as a payslip, and your income tax number if you have one. Not all require these, but they are often requested. A bank confirmation letter may also be needed, confirming the account your funds will be paid from. Most banks can issue this on request. All of this is part of FICA verification. FICA is the Financial Intelligence Act, the law that requires financial institutions to confirm who you are in order to prevent money laundering and fraud. So when they ask for all these documents, it is not them being difficult, it is a legal requirement that applies to every regulated financial product. Depending on the provider, you can open a unit trust in Namibia from a lump sum of as little as N$300, and monthly contributions can start from around N$100. Different providers set their own minimums, so it is worth checking, but the point is that the barrier to entry is far lower than most people assume. If you are buying a property, please put down a deposit, and put down as much as you sensibly can. Do not hold back hoping to pay it in later as extra. A deposit does two powerful things at once. First, it immediately reduces the amount you borrow, which means you pay interest on a smaller balance for the entire life of the loan. On a twenty-year bond, that saving is not small, it can run into hundreds of thousands over time. Second, a bigger deposit often gets you a better interest rate from the bank, because you are seen as less risky. So a strong deposit lowers both how much you owe and the rate you pay on it. Now, I know the temptation. Many people think, let me put down the smallest deposit possible, keep my cash, and just pay extra into the bond later when I can. It sounds clever, but in practice that extra money rarely materialises the way we imagine. Life happens. The cash gets spent, an emergency comes up, the discipline slips. Meanwhile, every month you delay, you are paying interest on a larger balance than you needed to. The deposit you put down on day one is guaranteed money working for you from the very first repayment. The extra you promise yourself you will pay later is, for most people, money that never quite arrives. So if you have the cash, put it down upfront. Do not hold it back. A strong deposit today is one of the simplest, most certain ways to make a property cheaper over its entire life. This is not financial advice, just something to think about.

Seeing siblings and friends buying property together has to become normal among us, because it might just be the smartest way for young people to get onto the property ladder in this economy. Think about it. Property prices keep climbing and interest rates are high, which makes buying alone harder every year. But when two or three friends or siblings pool their incomes and buy one property together, everything changes. You combine your incomes, so the bank qualifies you for more. You split the deposit, the bond repayments, the rates, the transfer costs, and the maintenance. Suddenly a property that was impossible alone becomes very affordable when the load is shared. Banks have actually noticed this. In South Africa, collective home loan applications have been rising sharply, with many of these deals involving four or five people buying together, precisely because it is easier for several people to carry one bond than for one person to carry it alone. Because the repayment is shared, you can pay that property off years faster than a single buyer ever could, which means you escape a huge chunk of the compound interest the bank would otherwise collect. Later, if you no longer want to live in it, you do not have to sell. You can turn it into a rental or an Airbnb and let it earn an income for all of you. You have turned a shared expense into a shared asset that pays you. So how does it actually work? You and your co-buyers find a property you are all interested in or approach the bank for pre-approval so you know exactly what you qualify for as a group. But ... when the bank tells you the maximum you qualify for, do not take the maximum. Take something in the middle, comfortably below the ceiling, so that the repayments stay light and you can throw extra money at the bond and clear it in a few years instead of twenty. Get a lawyer involved before you sign anything. This is where most people go wrong. They buy with people they trust and assume nothing will go wrong, so they skip the paperwork. Do not make that mistake. Have a conveyancing attorney draw up a proper co-ownership agreement that clearly sets out each person's share, who pays what, how decisions are made, and exactly what happens if one person wants out, loses their job, or passes away. Allocate the shares in writing, whether equal or based on what each person contributes. I want to be very honest with you about the risks too, because this is not all upside. When you take a joint bond, everyone is what the banks call jointly and severally liable. In plain terms, that means if one person stops paying, the others are legally responsible for the full repayment, and everyone's credit record takes the hit, not just the one who defaulted. Removing someone from the bond later is not simple either. And if there is no clear exit plan, a disagreement can end up in court forcing a sale, which is expensive and ugly. This is exactly why the lawyer and the written agreement are not optional; they are what protect the friendship and the investment at the same time.
