🏢 Is "Office" Really Dead? Not When the Government is Your Tenant. When most people hear the word "office market" right now, they think of high vacancies and doom-and-gloom headlines. But there is one highly resilient sector that operates by a completely different set of rules: Government-Leased Real Estate. @BullRealty and @CRE_show recently sat down with Darrell Crate, CEO of $DEA Easterly Government Properties (a leading REIT specializing in this space), to discuss why this niche remains incredibly sticky, how it weathered the recent "DOGE" (Department of Government Efficiency) scrutiny, and where the smart money is looking next. 📌 Why Government Real Estate is a Different Beast * While standard office portfolios struggle, government-leased portfolios consistently boast occupancy rates of 98% to 100%. These agencies rarely move once they are settled. * Standard office is driven by job markets; government office is driven by population growth. As the US population grows, so does the demand for critical public services. * You are essentially buying the real estate and renting it to the ultimate high-grade tenant—the US Government. ⚡ The "DOGE" Effect: Fear vs. Reality * Agencies like the FBI, DEA, and Veterans Administration are highly non-partisan and absolutely essential. DOGE pushed agencies to re-evaluate their footprint, but zero mission-critical leases were canceled. * The temporary panic created valuation uncertainty. For savvy investors, this has opened up a fantastic window to acquire high-quality assets at a discount. 🗺️ The Next Frontier: Federal vs. State Leases * State-level transactions and renewals often move much quicker than the federal bureaucracy. * Unlike flat federal leases, state leases frequently include built-in rent escalators and can extend for 25 to 40 years. * Focus on states with strong fiscal discipline (like Georgia) and stick strictly to essential-service properties (public safety, education, infrastructure). 🔮 The Bottom Line for Investors * If you are looking for a stock that is going to jump 50% in a week, government REITs aren't it. But if you want a reliable anchor for your portfolio, the math is incredibly compelling: * "It's the stock I want all my kids to own. If you buy it, we're growing 2% to 3% consistently.
