🤔 One misconception a residential and commercial bridging loan borrower can face when taking out a loan is the Loan to Value (LTV) headline from a lender. 💷 In many cases a borrower would expect to be receiving the advertised percentage e.g. 75% LTV in cash but bridging loans are rarely that straight-forward due to the difference between Gross and Net LTV. ⚖️ 📉 Lenders provide loans based on the Gross LTV, however you receive the Net LTV after they deduct certain factors. These can typically be arrangement fees, broker fees and legal fees. When it comes to bridging finance, interest can be taken upfront from the loan facility for the entire term (e.g., 12 months) if there are no monthly payments. 📆 ⚠️ For example a 75% Gross LTV might reduce to 65% to 70% Net LTV (dependent on the length of the loan term) when the cash is actually advanced.
