Interest rate isn’t/shouldn’t be the end all be all of comparing lenders. This is probably one of the most annoying challenges to overcome when working with buyers.
Most people are delusional about what they can afford. Most people can't afford their dream home. It just is what it is. It is okay to have a non-dream home. because the idea that everyone's first home is their perfect home is simply not real.
