@creromans Building a strong database is fundamental to growing clients and network. It definitely takes time, but ultimately helps you become an expert in your asset class and connect with owners who all share similarities!

With AI and technology increasingly playing a role in the world of commercial real estate, what automation would you like to see down the road to help you be more efficient with your time that isn’t already created or used?

Right of First Refusals (ROFR’s) are something I think every lease should have in place with a NNN automotive asset. As a broker, we are able to help our clients drive up the value and get a competitive offer that a market investor is willing to meet and pay. The tenant is still given priority to meet the pricing and terms if interested. It creates not only more value for the owner to get an offer that is strong within the market but also helps the owner maintain a strong relationship with the tenant to have the opportunity to purchase first. Options to purchase with a set price in place lock an owner in with a price in an ever changing pricing environment, and can potentially hinder them down the road when ready to sell and maximize value. What do you think?

Starting Monday off strong with an LOI on one of our current listings. Before presenting to the Seller, some things I find important to do: - Set up a call with the Buyer - Discuss the current terms and understand the Buyers flexibility here - What does the Buyer need from the Seller immediately upon start of Due Diligence that you can gather with Seller now? - How flexible is Buyer on pricing and terms (more room to negotiate before a best and final?) - What does Buyers timeline look like? Are they in a 1031? Have they identified any other properties? 💡What do you do before presenting offers?

Managing clients needs during their ownership makes all the difference. Reach out every quarter or so and seeing what new problems they are facing - this can be in terms of client motivation changes, tenant issues, or property maintenance / condition. Share new comps that have recently sold in the immediate market around their property or like-kind properties with differing tenants that have sold in similar markets. Update a valuation and provide insight on how this number has changed over the last quarter. What new developments have popped up that they might not know about? When they are ready to sell, they won’t think twice about giving you the business because you have been there for them every step of the way during their ownership. ➡️ Building trust, credibility and connection through valuable conversations over time will win the business!!

Mark, awesome post. Maintaining sellers expectations and goals while understanding what the Buyer is looking for and if they’re a fit for the deal is crucial to moving a best and final buyer through a smooth transaction to close. Having a strong team that’s leading the process and communicating all thoughts / answering the Buyer’s questions clearly matters!

Commercial Real Estate is all about pivoting when working through solutions. If something isn’t getting you the results you had hoped, try a different solution. Don’t assume that there’s only one way to achieve a problem, connect with a client, solve a due diligence matter, or find a new listing opportunity! Keep pivoting until you find success.
