Mortgage rates are going higher. But why?
As of the end of April 2025, the Morris County, NJ housing market is showing some improvements since the beginning of the year: 📊 Market Overview: Pending Listings: Currently, there are 854 homes under contract in Morris County, with a median listing price of $725,000. Active Listings: The number of active listings has increased to 533 in April 2025, up from 470 in March 2025. Median Home Value: The average home value in Morris County is $671,141, reflecting a 5.9% increase over the past year. 🏠 Market Dynamics The increase in active listings suggests a growing inventory, which may provide more options for buyers. However, the rise in pending listings indicates sustained buyer interest. The market remains competitive, with homes going to pending status in approximately 16 days.

@mrsunbubbles @m3_melody On every 1003, you collect citizen status via the borrower information section, so if they are selling to GSE's they will have this information, so potentially look there? FHA is no longer allowing non-US citizens to get loans, so the GSE data is likely your best bet now.

Median homeownership tenure has been stedaily increasing since 2005, outside of a slight reduction since the pandemic. This type of trend is something to keep a close eye on in the next 3-5 years, as we may see it reverse and increase yet again as many homeowners can't afford to leave homes with sub-4% interest rates.
