My rule: don't ask "sell or borrow." Ask "what happens to me if the stock drops 30% the month after I close." If you can't answer that calmly, you're not ready to borrow against it yet.

The real risk isn't the rate. It's the margin call. Stock drops 30%, you're already leveraged, and the lender sells your shares for you at the worst possible time.

Most people underwrite a rental at the rate they were quoted. Smart investors underwrite it a point higher too. If the deal survives that, it's a real deal.

Before you sign off on any deal, stress-test it. Don't just run the numbers for the best-case scenario, build in a buffer for the "what ifs" too. If the deal only pencils out when everything goes perfectly, it's not ready yet. A solid contingency plan means you're covered even if things shift. And if you never end up needing it? Even better. That's what smart investing looks like.

Rule of thumb: no single stock should be more than 10 to 15% of your net worth. Most tech employees sit at 60 to 80% concentrated in 1 employer. That's 5 to 8x the risk a financial advisor would ever build on purpose.

Unpopular opinion: the tech employees who feel most "diversified" are usually the most concentrated. More RSU grants don’t necessarily mean more diversification. If they’re all coming from the same company, you’re just increasing your exposure to the same bet. Owning 4 vesting schedules from 1 company is not a portfolio, It’s one bet, spread across four dates.

Cash flow isn't dead. People just stopped looking. My lender Alex bought a duplex in St. Louis for $75K, put $80K into rehab, and got it appraised at $250K. He refinanced, pulled all his money back out plus $20K extra, and still cash flows $1,000/month. Zero of his own money left in the deal. And the property was sitting on the MLS the whole time, nobody else wrote the offer. The market didn't close. It just got less crowded.
