Given, you have no idea about o/s MTG balance, risk of renewing at a higher rate comment is irrelevant. ~5% + on bonds pre-tax is GREATER than 1.88% after-tax. No info on the tax bracket nor MTG int exp write-off. Div inc in a TFSA/RRSP ???

@abhip11 @ronmortgageguy I am sorry for the typo. I meant to say that principal portion of MTG pmt goes DOWN / interest portion of MTG pmt goes UP with each rate hike from BoC.

@abhip11 @ronmortgageguy Yes, their principal portion of MTG pmt goes up with each rate hike by BoC until they hit the "trigger rate" where regular MTG payments no longer covers the interest portion. VRM holders with a 30yr amt. have hit their trigger rate yesterday. Those with 25yr amt. have some room.
