What am I missing on Harbor Energy? $HBR.L Business has generated its market cap + in FCF since 2021 and appears there are plans to return a lot of cash. On the other side there have been some really attractive asset purchase that seem transformative and derisk some of the UK concentration worries. Please tell me what I have missed on this one because I am having a hard time finding it.

$NVDA now trades below 20x earnings which is its cheapest valuation since early 2019 and the lowest multiple of the AI boom. Nvidia is still the AI platform layer across GPUs, networking, software, robotics and Physical AI which is why selling quality out of boredom is usually one of the worst mistakes long-term investors make.

$WULF just told the market what a 20-year AI lease is worth. $IREN is sitting on 12x the capacity and nobody’s done the math yet. TeraWulf’s Anthropic deal: 401 MW, 20 years, $19B in contracted revenue. That’s roughly $47M of annualized revenue per MW, and it just reset how the market prices contracted AI/HPC capacity. Peers with similar hyperscaler-backed leases already trade at 10x+ energized power. Uncontracted miners don’t get that multiple. Ownership and counterparty quality are what separate the two groups now. 1/ $IREN holds 5GW of secured power. Current AI contracts, the Microsoft deal, the $3.4bn NVIDIA managed services contract, the Dell/Blackwell buildout, add up to a $3.7-4.4bn ARR target. That target uses roughly 10% of the secured pipeline. The other 4.5GW+ sits there, unsold, un-priced by the market. 2/ Apply WULF’s $47M/MW annualized number, or the sector’s going rate of $1.5M+/MW/year on shorter deals, across IREN’s remaining footprint, and you’re talking about a revenue opportunity in the hundreds of billions over the life of multi-year leases. That’s before anyone touches the current $3.7-4.4bn ARR base. 3/ $IREN still prices partial execution: Current market cap: $13.9bn. Share price: $39. That’s a company priced for the 10% of capacity it has already contracted, not the 90% still sitting on the table. 4/ Comps with contracted hyperscaler leases trade north of 10x energized power. If $IREN converts even a meaningful chunk of the remaining 4.5GW at similar terms, and layers in build costs of roughly $8-10M/MW and NOI margins comparable to peers (~85%), you get a valuation multiple several times today’s price. Full sell-out scenario lands somewhere in the $220-300+/share range, 6-8x from here. I want to be direct about what that number is. It’s a scenario, not a forecast. It assumes $IREN closes deals at WULF-comparable pricing, on WULF-comparable timelines, without major dilution eating into the upside. None of that is guaranteed. 5/ $IREN has 5GW of power secured, but power secured isn’t power contracted. Every dollar in that valuation math depends on $IREN actually signing hyperscaler-grade tenants at premium pricing, and doing it on a timeline the market will credit before it happens. That’s the whole ballgame. Miss on pace or pricing, and the re-rate stays theoretical. $WULF just showed the market what one 401 MW lease is worth. $IREN has the power to write that story more than ten times over. The turnaround is insane. SK hynix has generated more revenue in the first quarter of 2026, than in the entire year of 2023. In 2023, the memory market was in a massive downcycle and memory vendors were losing billions, being forced to sell memory below their average cost. Those times are over.

SK Hynix's 72% operating margin roughly matches $NVDA which means the company selling the memory is earning margins on par with the company selling the GPU it plugs into. HBM has changed the memory cycle with SK Hynix holding ~60% share as Nvidia’s primary supplier and DRAM
