@KiranRajput_ 2cr capital can buy you 10cr worth of real estate. At 8% interest cost 3% rental yield plus 10% annual appreciation, math favors real estate. Historicaly it has been higher than 10%. BTW warrent buffet equity CAGR is only 19%. PS I am an equity guy.

@dmuthuk ITC has structural problems. Tobacco use in India declined from 34.6% of adult population in 2010 to 28.6% in 2017. Non-Cigarette FMCG business of ITC has 3% EBIT margin. Comparable FMCG players (Dabur, Marico) have 20% EBIT margin. Means ITC lacks pricing power and brand pull.

@doublesindhi @contrarianEPS Questioning management intent with fall in price is incorrect: - Cumulative PBT of ~300 crores (FY15-18) been used to pay nearly 100+ crores in cash taxes plus dividends. - IPO provided exit to PE investor only and little amount has been raised for growth (or siphoning) till date
