@rohde88 I buy that. I'd rather buy a place with vacancy problems, and curb appeal problems, and floor plan layout problems. Fix those things raise the rents improve the rental pool, and the bank is happy.

@loganjrankin Exactly, you got to go B class or higher. Washers and dryers in every unit, and secured parking if necessary. You get a better tenant and that makes a world of difference.
