The type of glass matters. One Africa Place, for example, uses SGG COOL-LITE KNT 140 glass with relatively low external reflectance compared to highly mirrored façades. It would be interesting to see what has been specified for this project. There are a number of factors that can influence the impact on the surrounding area, so the façade specification and EIA likely tell a more complete story than the rendering alone.

To be fair, Affordable Housing may actually be part of the reason for the decline in residential construction by private developers. However, the NTV report appears to use the rise in commercial construction as the primary evidence, which isn't enough on its own to support a headline like that.

@miss_mumbzk Zebra crossings are the way to go in most places rather than footbridges. But around a stadium, where thousands of pedestrians are expected during major events, a footbridge can make sense, depending on how well it’s designed and where it’s placed.

One thing to add is that not every busy road needs footbridges. At some point Kenya needs to embrace safe at-grade pedestrian crossings like many other countries do. But around a major stadium, where thousands of people may be crossing at the same time before and after matches, footbridges or other grade-separated crossings probably make sense because of the expected foot traffic.
