@tmaxftw Looking at actual listings in and around Willis, most are $220-300k. Your point is accurate. Too many want our home after 40yrs, right now. Our other home began at 1080sqft. 2/1. We added on twice. Ended up 4/3 on 5 acres way out of town. There’s even a mobile home community 1/

@tmaxftw That is over off a less valuable area of lake. By the crow flies, it’s about 5 miles, but, a decent drive on road. In more populated areas, there are newer subdivisions w 3/2’s for $150K. There’s a place on I45 in town, w 0 down. $190k’s. Point is, they exist
