Six weeks ago, a business buyer found me online after struggling to finance an acquisition 800 miles from home. Within minutes, I knew why every lender had said no. The deal wasn’t unfinanceable. It was just structured incorrectly. I restructured it to fit SBA guidelines, negotiated a seller note everyone said was impossible, and placed it with one of my preferred lenders. The deal moved forward. Afterward, the business broker called and asked, “How did you pull that off?” My answer was simple: “I do this every day.” He then asked if I’d work with his firm. I told him I usually don’t work with brokers because too often the relationship shifts from serving the borrower to serving the broker. That’s where problems start. When the client’s best interests are no longer first, borrowers can end up with higher rates, weaker terms, and lenders chosen for the wrong reasons. I won’t do business that way. My job is simple: structure the best possible loan and put my client in the strongest position to succeed. Fortunately, this broker shares that philosophy. Since that first conversation, he’s sent me several more transactions, and we’ve successfully placed them together. I recently lost out on the opportunity to buy another trampoline park. The business was performing well, but years of minimizing taxable income left the tax returns unable to support the valuation required for financing. Even though I was an existing franchisee, given preference by the seller and understood the operation inside and out, a cash buyer ultimately won the deal. It’s a good reminder that saving taxes today can sometimes reduce the value and marketability of your business when it’s time to sell.

@DMAC_19 Takes me 1-7 business days to receive for LOI and 2-3 weeks for Commitment Letter. That’s owner user and investor RE though I only play in investor space for existing clients . It’s too much of a commodity.
