Lots of conversation about new construction online this week. Closed sales volume is up 8.1% this year in the Sacramento region compared to one year ago. Despite decent volume, it's still a tough market for builders. I know one who let go of a few dozen employees recently.

@kolo_revived All that said, so few housing platforms talk about the market before 2016. So much attention on 2007 today online, but so little statistical comparison. So, hard to get older stats anywhere really without paying for MLS access and exporting data.

@kolo_revived I pull this for Sac. I haven't seen it anywhere else. I think it's really cool stuff though. You can access properties selling above the original list price with Redfin data for various metros. Hopefully you can at least see monthly in some markets. redfin.com/news/data-cent…

Buyers were so more forgiving about dated homes in 2021, but 2026 is a different vibe. I find there is a price premium for properties that are dialed-in, while market appeal has really changed for dated homes. Some thoughts in my weekly post: sacramentoappraisalblog.com/2026/06/23/are…

But condos are a different vibe. No price tightening lately. We've continued to see negative growth, and that's not a shocker. This is a good reminder that the trend isn't exactly the same in every part of the market.

What are prices doing? Some traditional metrics last month are up after a year of being down, and other price indexes are down slightly. Ultimately, negative price change has not been intensifying lately. Let's keep watching and adjusting our narrative as needed.

@kolo_revived Yeah, I'd say buyers do have more power today. But it's not a lopsided buyer's market though either. Locally, a little more competitive than one year ago, but a little softer than the norm too.

@Nomoretweedles @Shift1Props That could be part of it for some. I blame affordability issues more than anything. The cost of a mortgage has bred hypersensitivity among buyers when it comes to condition, location, and price. And rightly so, I'd say.

@BrienCook Lots of focus on big investors, and that part is a bit of a miss in terms of creating affordability right now for buyers. Lots of political posturing from both sides on this point. It looks like they're doing something big, but I anticipate no change locally for that part.

@BrienCook I do think legislators need to consider how to create supply though, so I'm glad to hear some of that lingo. Too often, the focus is on demand, but we really need more supply to help create more affordability.

@Lars57360069 @texasrunnerDFW I can see that. Have to be quick to turn a profit. I have seen some Instagram accounts that do some crazy stuff with lawns. But I have to think those are unicorns. Not your typical crew. On a related note, pretty cool that some locations don’t have to have sprinklers like we do.
