What if you had read this in 2014? On 6 June 2014, MoneyWeek published a cover story by Phil Anderson and @AkhilGPatel that offered a very different outlook from the prevailing sentiment following the Global Financial Crisis. They said that the global economy follows a recurring 18-year real estate cycle, driven primarily by land values rather than stocks or interest rates. After the 2008 financial crisis, they believed the world had entered the early stages of a new expansion. They expected property, shares and the broader economy to continue rising for many years, interrupted only by a temporary mid-cycle slowdown around 2018–2019, before reaching a speculative peak in 2025–2026. Land drives the real estate cycle. As land values rise, borrowing, construction and speculation increase. Eventually, excessive debt and soaring land prices create the conditions for the next downturn. More than a decade later, it's worth revisiting their analysis. Fast forward to today. In Australia, house prices have risen dramatically over the past decade, leaving affordability near record lows. Although some markets have softened recently, housing remains expensive and affordability continues to be a major challenge. In Canada, house prices surged for years before cooling as higher interest rates and policy changes slowed demand. Inventory has increased, and the market has become more balanced, although affordability remains a significant issue.
